Published on October 5, 2026·4 min read

City Square 30 m, Komtar JBCC 100 m, a hospital at 640 m — a plain inventory of what the JB city core puts a short walk from One Heritage, and what it doesn't.

What's Within Walking Distance of One Heritage, JB

Summary

  • City Square is 30 m away — across Jalan Trus, not a drive.
  • Komtar JBCC is 100 m; R&F Mall is 1.2 km on toward the waterfront.
  • Dining, banking and an ATM are on the block; the supermarket is not — Jaya Grocer is at R&F Mall, 1.2 km.
  • Maria Hospital is the closest at 640 m; Sultanah Aminah and KPJ Johor Specialist are both about 4.1 km.
  • For getting out: Senai International Airport 28.6 km, Changi 38 km, and the CIQ at JB Sentral 140 m.
  • The honest trade-off of a city-core address: traffic, weekend crowds and street noise — this is a working city centre, not a quiet suburb.

The 30-metre neighbour: City Square

City Square sits 30 m from the door, across Jalan Trus. That is not near — it is across the street. Its directory runs from Din Tai Fung, Arashi and BornGa Korean down to Burger King, J.Co and Gong Cha, spread over three levels, with fashion and beauty and wellness alongside. Dinner out, or a coffee on the way to the CIQ, is a street crossing rather than a drive and a car park.

Komtar JBCC at 100 m, R&F Mall at 1.2 km

Komtar JBCC is 100 m on — the second mall on the block. R&F Mall is 1.2 km, a short way along toward the waterfront. Two malls on the block and a third a little past the kilometre mark is what a city-core address means in practice: you are not picking one centre and then driving to reach the next.

Banks, ATMs and the weekly shop

There is a UOB ATM inside City Square, at Lot 1-23, and a CIMB ATM at Komtar JBCC beside Lot L1-129, open 24 hours. Public Bank, Bank Islam and HSBC all sit within the same few streets along Jalan Wong Ah Fook. City Square's Level 1 also has a money changer — worth knowing at an address 140 m from the border.

The weekly grocery shop is the one errand that is not on the block. Jaya Grocer is at R&F Mall, 1.2 km toward the waterfront. Walkable, but it is the trip you make with a car or a Grab once the bags are full.

Healthcare within reach

Maria Hospital is the closest, at 640 m. Sultanah Aminah Hospital — the major public hospital — is 4.1 km, and KPJ Johor Specialist, a private hospital, is also 4.1 km. Columbia Asia Tebrau sits further out at 5.8 km.

Having a hospital under a kilometre from the lobby is unusual for any address, and it is the kind of distance that matters on the day you need it rather than the day you buy. These are distances and hospital types, not a judgement on any one of them.

Getting out of the city

Not everything is on the block, and the location map is straight about that. Senai International Airport is 28.6 km — the drive you make for a flight. Changi is 38 km, across the border. The one journey that starts on foot is the border itself: the CIQ at JB Sentral is 140 m away.

That crossing is the short one, and it is the reason the rest of this list reads the way it does — here is what living 140 m from the CIQ actually means.

What the city core does not give you

A city-centre address is a trade, and the other side of it is worth saying plainly. You get the malls, the transport hub and a hospital on the block. You also get city traffic along Jalan Trus and Jalan Wong Ah Fook, crowds through the malls at weekends and during peak border hours, and the street noise of a working city centre. On-street parking in the surrounding roads is tight.

For some buyers that is the wrong trade; for a commuter who wants the border and the essentials within a short walk, it is the whole point. The block reads differently on foot than it does on a map.

Book a viewing and walk the block yourself.
